Mobile homes are enjoying growing interest in Europe. Their popularity is driven by many factors. They do not require a building permit, are easy to move, and can serve as seasonal holiday cottages or year-round homes. In some cases, they are not just a living space – they become a lifestyle. The market offers an extraordinary variety of designs, concepts, and price points. What should you look for when buying a Tiny House?

Manufacturer Credibility

The first aspect worth verifying is the manufacturer themselves. If a company has been on the market for several years, has a transparent website, and shares designs, completed projects, prices, and customer reviews – it is worth considering. Unfortunately, many small entities are popping up on the market, presenting AI-generated designs online, offering low-cost builds, and promising short lead times. Therefore, when looking for offers, it is wise to check:

  • Whether the company has a website and social media profiles.

  • Whether its projects have been featured in the media (e.g., industry articles).

  • Whether it shares information transparently (price, production time, additional fees).

  • Whether it provides photos of completed projects and customer reviews.

  • Whether its designs are too similar to those of other builders, just significantly cheaper.

Structure and Insulation – The Key to a Year-Round Home

We buy with our eyes, so it is no surprise that the most common questions concern interior finishes or facades. However, the heart of the house is its structure.

There are many solutions available. The most common are timber-frame or steel-frame houses. Wood is an eco-friendly, natural material with excellent acoustic and thermal insulation properties. Furthermore, it is easy to work with, especially regarding potential modifications to the house over the years. Steel, on the other hand, is more durable, resistant to weather conditions, moisture, and mold; it doesn't warp like wood, and individual components are manufactured with great precision. However, it is more expensive both to purchase and to maintain. Additionally, it requires extra insulation to maintain proper thermal parameters and is less eco-friendly (due to energy consumption during production).

When asking about the manufacturing process, it is also worth paying attention to the quality and specifications of the materials. If choosing a timber frame, it is good practice to ask about the thickness of the battens and counter-battens (large differences between manufacturers) and the type of foundation (wood or steel).

Insulation is equally vital. Mineral wool and PUR foam are most commonly used, while wood wool or PIR boards are less frequent. The interior wall lining (e.g., OSB, plywood) and the quality of the windows also matter.

It is hard to say definitively which solutions are best, as much depends on individual preferences and needs. In our company, to ensure the quality and durability of our houses, we build them on a steel frame with a timber structure, using PUR foam and additional roof soundproofing as standard. However, if clients prefer other types of insulation or specific finishing elements, we are flexible and ready to adapt.

Functionality and Interior Design

There are as many ideas for living in a mobile home as there are people. When looking for your own Tiny House on wheels, you need to consider its purpose:

  • Is the house meant to be moved often, or will it rather stay in one place? (If so, where, and is there a utility connection?)

  • Is it meant to serve as an office, a small and functional cottage, or fulfill other roles?

  • Is the house intended for seasonal or year-round use?

  • Should it be delivered in a shell/developer state or as a turn-key option?

  • Should it have an open-plan layout, closed rooms, or an additional terrace?

  • Should it be energy-independent (off-grid) or connected to utilities?

Answering all these questions will help you plan the interior and prepare for a discussion with the manufacturer. Despite the small footprint, a mobile home can feature one, or sometimes even two, independent rooms, a loft (or two), a separate bathroom, or a living room with a kitchenette. You can also opt for a large, open space where only the toilet is separate.

How Small is a Mobile Tiny House?

The main parameter determining the dimensions of the house is the trailer (flatbed) it will be built on. It can be 6 m, 7.2 m, or 8.4 m long. To be road-legal, it should stay within 2.5 meters in width and 4 meters in height. Of course, larger trailer sizes are available (e.g., 9.9 m x 3 m), but houses built on them cannot travel freely on public roads without special transport arrangements.

Installations and Independence

Depending on their intended use, mobile homes can feature all standard utility connections (water, sewage, and electricity) or be completely self-sufficient (like our Off Grid model, equipped with solar panels, a dry toilet, and a drinking water tank). Some companies (including ours) offer the possibility to customize certain utility solutions, but it all depends on the budget available.

It is a good idea not only to verify the sellers but also to visit the production site in person to see the materials being used. Due to large price discrepancies in the industry, it is worth considering whether your priority is the cost of the home or its quality. Keep in mind that high-quality materials and construction technology have their price, and budget solutions bring not only less comfort but also higher running costs and a shorter lifespan for the house.

Unser tiny house ist einfach super. Der Aufbau und der Transport hat wunderbar funktioniert. Die Firma und deren Mitarbeiter sind sehr freundlich und engagiert. Bei Fragen wird einem schnell geholfen. Wir haben uns dazu noch eine Terrasse bauen lassen , welche auch sehr zu empfehlen ist. Bis jetzt hatten wir keinerlei Probleme mit unserem Tiny House.
